Jominly.com is an online real estate marketplace. We facilitate the meeting of property seekers (Buyers/Tenants) and property providers (Sellers/Landlords/Agents).

• No Brokerage Guarantee: Jominly.com is not a licensed real estate agent or a party to any property transaction unless explicitly stated in a separate written agreement.
• Informational Purpose: All content is for informational purposes. Users are advised to perform independent verification before committing to a financial transaction.

By using this site, you represent that:

• You are at least 18 years of age.
• You possess the legal authority to create a binding legal obligation.
• You are a citizen of Bangladesh or a legal entity registered under the laws of Bangladesh (or otherwise legally permitted to engage in property transactions in Bangladesh).

• You are responsible for maintaining the confidentiality of your account credentials.
• You agree to provide accurate, current, and complete information during the registration process.
• Any unauthorized use of your account must be reported to support@jominly.com immediately.

When posting a property on Jominly.com, you agree to:

• Accuracy: Provide truthful descriptions, actual photos of the property, and genuine pricing.
• Ownership: Only list properties that you own or have the explicit legal right to represent.
• Prohibited Content: Not post content that is defamatory, obscene, or violates the Digital Security Act 2018 of Bangladesh.
• Duplicates: Refrain from posting multiple identical listings for the same property.

• All brand names, logos, and site architecture are the property of Jominly.com.
• By uploading photos or descriptions, you grant Jominly.com a non-exclusive, royalty-free license to use, display, and distribute that content for marketing purposes.

All property listings, images, descriptions, location data, pricing, and other content made available on Jominly.com (the "Platform Data") are protected by intellectual property rights and are the exclusive property of Jominly.com or its licensors. Without the prior express written permission of Jominly.com, you may not, and you agree not to permit any third party to:

• Scraping & Harvesting: Use any robot, spider, scraper, crawler, bot, script, or other automated means or interface to access, monitor, copy, extract, index, or harvest any portion of the Platform Data or the Platform's content or features.
• Republishing & Resale: Copy, reproduce, republish, redistribute, mirror, frame, display, sell, rent, or otherwise exploit any Platform Data, in whole or in part, on any other website, application, database, or service.
• Circumvention: Bypass, disable, or otherwise interfere with any access controls, rate limits, robots.txt directives, or other technical measures used to protect or restrict access to the Platform.
• Commercial Exploitation: Aggregate, compile, or create any database, directory, listing service, or derivative work from the Platform Data for any commercial purpose.
• Enforcement: Unauthorized access to, extraction of, or use of Platform Data is a breach of these Terms and a violation of applicable intellectual property and computer-misuse laws, including the Digital Security Act 2018 of Bangladesh. Jominly.com reserves the right to block or rate-limit offending IP addresses, suspend or terminate accounts, and pursue all available remedies, including civil claims for damages and injunctive relief as well as criminal complaints, against any person or entity engaged in such activity.

To the maximum extent permitted by Bangladesh law:

• As-Is Basis: The platform is provided "as is" without warranties of any kind.
• Third-Party Actions: Jominly.com is not liable for the conduct of any user, the condition of any property, or any loss of money resulting from a transaction initiated on the site.
• Due Diligence: It is the user's sole responsibility to verify Land Office records (Khatian/Mutation) and physical possession.

• Access to basic browsing is free.
• Jominly.com may charge fees for "Featured Listings," "Premium Accounts," or "Lead Generation." All fees are non-refundable unless otherwise specified.
• Payments must be made via approved Bangladeshi gateways (MFS like bKash/Nagad, or local Debit/Credit cards).

We reserve the right to suspend or terminate any account that:

• Violates these Terms.
• Engages in fraudulent activity or "bait-and-switch" pricing.
• Harasses other users.

These Terms shall be governed by and construed in accordance with the laws of the People's Republic of Bangladesh. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the courts located in Dhaka, Bangladesh.

Jominly.com reserves the right to modify these Terms at any time. Changes will be effective immediately upon posting. Your continued use of the site constitutes acceptance of the revised Terms.
